Bluegreen Communities is a division of Bluegreen Corporation, a publicly traded land developer on the New York Stock Exchange. Bluegreen develops planned residential communities or planned unit developments (PUDs) by acquiring large sections of unimproved land outside major U.S. cities and divides them into smaller units ranging in size from 1/4 acre up to 25 acres (100,000 m2). They also acquire partially finished communities to complete the construction on those developments. The smaller units are sold to individuals or building developers as residential home sites and the development is marketed as a master-planned community.
Bluegreen improves the infrastructure by constructing roads, utilities, and residential amenities. After the infrastructure is completed, ownership and maintenance responsibility are turned over to the local government, utility companies, and the property owners association. Covenants are also set to define the context of the future building improvements.
There are currently thirteen Bluegreen communities in various stages of completion. Mystic Shores, Vintage Oaks at the Vineyard, Havenwood at Hunters Crossing and The Settlement at Patriot Ranch are located in the San Antonio, Texas area. Saddle Creek Forest is located in the Houston, Texas area. The Bridges at Preston Crossings, Lake Ridge at Joe Pool Lake in Cedar Hill, and The Reserve at Sugar Tree are located in the Dallas/Fort Worth area. Chapel Ridge and Catawba Falls Preserve are located in North Carolina. Sanctuary River Club and Little Satilla Island are both located in the St. Simons Island area of Georgia.
